What to do after a sprinkler discharge

Short answer

After a fire sprinkler discharge in an Oklahoma City home or building, have your fire protection company shut down and restore the system, then call for extraction. Sprinkler water sits in the pipes for years and is often dirty, it comes out fast, and it runs through ceilings to floors below, so every affected level needs reading and drying.

What the job involves

Why sprinkler water is different

A sprinkler head releases a lot of water quickly, and it keeps flowing until someone closes the system valve. A few minutes can soak a room; longer can soak the floor below it too.

Water in a wet sprinkler system sits in the pipes between tests, so it often comes out dark, oily or smelling stale. We treat it as gray water: carpet and pad it soaked are usually replaced, and surfaces are cleaned before drying.

Repairing and restoring the sprinkler system is your fire protection company's job, and the building shouldn't sit without protection longer than it has to. We handle the water damage alongside them.

Sprinkler heads knocked or set off

Heads get hit by a ladder, a moving box or a ball, or set off by heat from a kitchen fire or a space heater placed too close. Water comes out at full flow until the system valve is closed. We extract standing water, check the ceiling around the head and the floor below, pull soaked carpet and pad, and dry the room. If a small fire set the head off, smoke and soot cleanup is a separate job, and we'll tell you so.

Frozen sprinkler line bursts

Sprinkler pipes that run through unheated attics, garages, porches or exterior walls can freeze in a hard cold snap. Like any pipe, they usually split while frozen and let go when the ice melts. Because sprinkler lines run above ceilings, the first sign is often water pouring through drywall. We relieve the ceiling, extract, remove wet insulation and dry the attic space and the rooms below once the system is shut down.

Discharges through more than one floor

In apartments, offices and multi-story homes, sprinkler water runs down through the floor cavity, along joists and out through light fixtures and ceilings below. Each floor and each unit it reached gets read with meters and dried on its own setup. In multi-unit buildings we coordinate access with the property manager and keep a separate record for each space, so owners and tenants each have what their insurer will ask for.

Step by step

How a sprinkler water job runs

  1. 01

    System shut down

Your fire protection company closes the valve and arranges repair and restoration.

  2. 02

    Extract fast

Standing water is extracted on every level it reached.

  3. 03

    Open what's soaked

Wet ceilings are relieved, soaked insulation comes out, and pad and carpet are removed.

  4. 04

    Clean and dry

Surfaces touched by dirty sprinkler water are cleaned, then each area is dried to dry readings.

  5. 05

    Document

Photos, readings and removals are recorded for the owner, tenants and insurers.

Timing

How long sprinkler water damage takes to dry

A single room caught quickly often reaches dry readings in a few days. Water that ran through ceilings to lower floors takes longer, because floor cavities and ceiling drywall hold water and need opening to dry. Commercial spaces can often be dried in phases to keep the rest of the building open.

Local conditions

Cold snaps and unheated spaces

Oklahoma City's deepest recorded snow was 14.1 inches on Christmas Day 2009, and stretches of deep cold like that are when sprinkler lines in unheated attics, garages and porches are most at risk. Wet sprinkler systems are full of water all the time, so a line that freezes splits just like any other pipe. The first warm afternoon after a hard freeze is when sprinkler bursts usually show up, often as water coming through a ceiling.

What drives the price

What sprinkler water damage costs depend on

Sprinkler jobs scale with how long the water ran and how many levels it reached.

Flow time

Minutes of flow soak one room; longer flow reaches the floors below.

Number of levels

Each floor and ceiling it ran through adds drying and repair.

Water condition

Dirty sprinkler water means more cleaning and more pad and carpet replacement.

Building type

Multi-unit and commercial jobs add coordination and per-space records.
